Flashings
Spring, the season when flashings should come to mind. Stop that! I’m referring to the flashings on your roof !
Most roof leaks occur at points where water is channeled for running off the roof where the roof meets a vertical wall, chimney or any intersection that penetrates the roof. These areas are protected or they should be protected with flashings. The flashing areas are the areas most likely to develop leaks.
Flashings are the system used to prevent seepage of water into a building around anything that penetrates the roof surface. Flashing seal the edges of a membrane or shingles at walls, Expansion joints, drains, skylights and so on.
Spring is a good time of year to inspect how the flashing is holding up on your home. A good pair of binoculars will allow you to inspect the exterior surfaces of the flashings from the ground. If your flashings look like they need attention don’t get on the roof, call a professional.
Inspect the roof deck from inside the attic as well. Look for fresh water marks or stains. Fresh water marks or stains could mean that your flashings need attention. Remember that an attic can be a tricky place to get around in. If you are not comfortable hire a professional.
When you see fresh water marks call a professional roofer and correct the situation.
